While our specific services are listed below, experience has shown that the measure of good Property Management is the level of communication by us, the agent to you - our client.

Some clients prefer to leave everything to the agent while others prefer a more hands on approach. The idea of 'Maximum Management' is to personally tailor a service program that suits your needs and expectations.

Specific Services...

Rent Collection

We offer numerous ways for tenants to pay their rent. Direct Debit, Smart-Card or Cheque in person or by post. The easier method, the more likely the tenants will pay on time.

Leasing

All prospective tenants are first qualified in our office. Once their 'bona-fides' have been checked, they are personally escorted to the property by one of our Property Management representatives. Our leasing team are trained to handle prospective tenants the same way that our salespeople do. A quality prospect is followed up and kept in touch with until they find accommodation.

Comprehensive background checks on prospective tenants

If a tenant is interested and makes an application, we carry out a series of background checks. Apart from obtaining current photo ID we also check employment and rental history and carry out a TRA data-base search - where tenants with a particularly poor history are black-listed.

Payment of all outgoings

Upon your written instructions, we will re-direct the mail for all of your utilities c/- our office. Council, Water, Strata, insurance etc will all be paid from rents collected and reflected on the monthly statement. For your convenience and your accountant will thank you too.

Attending to repairs

We have a list of highly competent and competitively priced trades people in place to handle all manner of repairs or maintenance. With your authority, we will tend to all repairs immediately. With larger works/renovations, we always obtain quotes for your approval.

Arrears control

An area where we must be continually vigilant. Our system means that a tenant just 3 days behind will be personally contacted and 'reminded' to pay. One week behind they are provided with a strong letter of warning and should they fall 14 days behind, they are served with the formal 'Termination Notice'.

Residential Tenancies Tribunal

Resolution is always our first preference but in some cases, Tribunal hearings are unavoidable. The Tribunal tends to have a reputation of siding with the tenants and preparation is the key to success in this arena. We spend considerable time compiling documentation and evidence and run through the case in our office in advance to ensure we are fully prepared.

Monthly Statement / Funds banked

Karen Gosbell, Licensed Real Estate Agent with over 15 years of experience, heads up our accounts department dedicated to Property Management. Sheila Benjamin - with over 20 years of experience - now backs up this department. Statements are prepared monthly listing all incomes & outgoings with invoices attached. For security and efficiency we will directly deposit your funds into your chosen bank account. With back-up from Sheila Benjamin (with an equally incredible depth of experience) these two have a formidable basis from which to support you in this vital office function.

Bi-annual rental reviews

When market forces allow, we will continually look at ways of increasing the return on your investment. Rent increases tend to be conservative to ensure occupancy rates remain high - but any move in this direction will be with your prior knowledge and approval.

Insurance

Landlord Protection Insurance is an absolute must. Our Property Managers will happily assist in this regard where they can (we are restricted by some legal guidelines) but we have a wealth of experience at our fingertips.
